Connie Gannon joins Paradigm Tax Group as a Managing Consultant and Regional Market Development Representative with over twenty years’ experience as a Senior Property Tax Consultant, Tax Consultant and Commercial Appraiser.

Connie possesses comprehensive knowledge of property tax management, as well as tax due diligence performed for hotel/motel, retail, golf courses, offices, apartments, industrial, healthcare facilities and business personal property.

Connie's past and current memberships include the Commercial Real Estate Women (CREW), Institute of Real Estate Management of San Antonio (IREM), Board Member of Building Office Management Association (BOMA), San Antonio Manufacturer's Association (SAMA) and San Antonio Apartment Association (SAAA).

Paradigm Tax Group is pleased to announce the hiring of Dan Schaffler as Internal Auditor based out of our headquarters in Phoenix, AZ. Dan comes to Paradigm from Olmsted County, MN where he worked as a Real Estate Appraiser since 2006. While there, Dan appraised residential, commercial and agricultural properties for Ad Valorem taxes and was involved in developing and implementing strategic management plans for the Property Records and Licensing Department.

Nicholas Ruiz, Managing Consultant, will manage the office. He joins Paradigm from Bancroft & John P.C. where he handled property tax appeals in Arizona and Nevada. Nicholas specializes in all types of real estate appeals, reviewing and appealing over $1 billion worth of commercial real estate over the past three years.

Paradigm Tax Group is pleased to announce that Scott Boad has joined our team as an Regional Market Development Manager based out of our Seattle office.

Scott joins us with many years of experience in business development and management. He spent nearly 6 years as a sales professional and sales team leader for Thomson Reuters' property tax business, and has over a decade of practice in the residential real estate and investment marketplace. He was a multi-year sales leadership award winner with Thomson Reuters, and is also the designer of a unique residential real estate sales model centered around corporate ideologies and customer service principles. Scott comes to us with years of lead generation and relationship building experience, as well as Salesforce database management expertise. He was educated at Arizona State University, and was also a graduate and instructor at Dale Carnegie Training.

After many years in Arizona, Scott is happy to be back in his home state of Washington. He looks forward to growing Paradigm's business in Seattle, where he is joining two other Thomson Reuters alumni, Pat Howard and Ken Groesbeck. He will be focusing his efforts on expanding the company's real estate consulting practice in the Pacific Northwest and manufacturing client base along the west coast.


June 2011 - California Association of Taxpayers (CATA)

Paradigm Tax Group and its California based Consultants have recently joined the newly formed California Association of Taxpayer Advocates. CATA was created by property tax professionals in California to protect the interests of California property tax payers and property owners with respect to adverse legislative proposals. The Association has plans to actively support legislation, rules and regulations that enhance the rights of taxpayers and property owners. And there are plans to promote education initiatives for the public in property tax controversy matters that affect taxpayers. We are pleased and proud to join with other fine professionals in California representing taxpayers interests and advocating on their behalf.

Paradigm Tax Group is pleased to announce that Gabe Garcia has joined our Phoenix office as a Junior Programmer. Gabe received his Bachelor of Science in Computer Information Systems from DeVry University in May 2011. The CIS program at DeVry is known for its real-world approach to meeting the technical challenges of today's business environments. While attending school, Gabe worked as a level II technical support analyst at AT&T and as a service operations specialist at LifeLock. At AT&T he consistently held the highest customer satisfaction survey rate within his team. At LifeLock, he demonstrated initiative and went beyond his assigned responsibilities by implementing technical solutions to solve problems for his team. Gabe is excited to start his career as a software developer at Paradigm. He will be providing support and administration of our national property tax system (NPTS), as well as writing code in its ongoing development.

Paradigm Tax Group welcomes Carlos Villatoro to our Dallas office as a managing consultant. Carlos received his Bachelor's degree in accounting from Texas Tech University. He served for one year in the business personal property department of the Dallas Appraisal District, followed by four years with the staff commercial department. While with the commercial department, Carlos handled and defended tax consultants' appeals on the informal and formal hearings, gaining a vast knowledge on valuing all major commercial property types. Outside of appeal season, his main level of expertise is land valuation in Dallas County. At the district, Carlos received the Registered Professional Appraiser designation and maintains strong relationships with appraisers of all levels and departments. He currently is working on a property tax consulting license in Texas.

Paradigm Tax Group is pleased to announce the hiring of Dennis Marx, a managing consultant now serving our St. Louis and Kansas City offices. Dennis has over 30 years of experience in commercial property valuation and county representation at the local and state levels. He is a former senior consultant with a large regional firm, as well as a former commercial valuation specialist with the Johnson County, KS, Appraiser's Office. Dennis holds experience in the review and defense of valuations at the informal level of appeal and State Court of Tax Appeals, as well as state and federal tax legislation, and market analysis in preparation for appeals in various jurisdictions. He received his BGS in Psychology from the University of Kansas.

Paradigm Tax Group's San Antonio office recently moved into a new office space on E Sonterra Blvd, in the Commons at Concord Park. Myrtle Faucett along with JD Garcia and Gloria Munoz comprise Paradigm's Central Texas Team who has been chosen to enhance and expand the Paradigm footprint into Central and South Texas. San Antonio joins Dallas, Houston and Austin as one of Paradigm's four Texas locations and one of 29 locations nationwide.

Both Myrtle and JD come from diverse property tax backgrounds having served on the side of the Appraisal Districts for many years prior to becoming Property Tax Consultants. Myrtle comes from Tarrant County and JD's background was established in the Rio Grande Valley, as the Chief Appraiser for Cameron County. Both individuals are licensed as Senior Property Tax Consultants and both have established great working relationships with the Appraisal Districts throughout Texas.

Myrtle and JD have 27 and 33 years of experience in ad valorem taxes respectively. Both Consultants have experience and knowledge of appraisal of every type of commercial property, special complex properties, abatements and exemption issues. Myrtle is a Certified Senior Property Tax Consultant in Texas and Arizona and is a member of CCIM, IPT, IAAO, TAAO and CREW. JD is a Certified Senior Property Tax Consultant in Texas and was a former chief appraiser in Cameron, Jack and Zavala Counties.

Paradigm Tax Group Senior Managing Consultant and Principal, Cameron Moore, was featured in the March 2011 issue of Shopping Centers Today in an article titled, A Second Opinion: Landlords Could Save Millions by Appealing Property-Tax Assessments. Highlights of Cameron’s analysis include the discussion of transfer taxes and increases in property tax assessments on shopping center sales. Cameron states that property owners should consider a deal-price analysis or a purchase-price allocation for additional tax savings. According to Cameron, “These tax savings typically range from 15 percent to 25 percent of the transaction’s face value, depending on the type of shopping center sold. Oddly, though, only relatively small numbers of center owners are jumping on the tax-appeal bandwagon, despite the potential savings.”

We are pleased to announce that JD Garcia has joined the Paradigm Tax Group as a Senior Managing Consultant operating out of both our San Antonio and Austin offices. JD brings 32 years of diverse property tax experience to Paradigm having primarily worked with Commercial and Industrial properties throughout Texas and the United States. JD also brings with him extensive knowledge and experience in both Business Personal Property and Real Property and has personally appeared before Boards of Equalization in several States in the U.S. and Puerto Rico.

Most recently, JD was a Senior Property Tax Consultant with Assessment Technologies in San Antonio. Previously, he was Vice President in charge of Citigroup's ad valorem tax department where he was responsible for filing appeals and challenging audits across the nation. Over the years, JD has owned his own appraisal firm and served as Chief Appraiser in several Appraisal Districts in Texas.

We are delighted to be adding such a fine professional with a legacy of property tax assessment and consulting experience.

Paradigm Tax Group is pleased to announce the relocation of the firm's Boston office from 20 Park Place Plaza to 31 St. James Avenue. This move reflects the continuing expansion of our presence in the greater New England area since the opening of the Boston office in July 2008. Paradigm's Boston office now includes five full-time personnel, including new practice administrator Brittoni Famous. A graduate of Smith College, Brittoni's prior experience includes executive administrative assistant at the Park Plaza Executive Center and commercial real estate administrative assistant for a local property management firm. Robert McNamara, CMI, continues to serve as Paradigm's managing consultant for the greater New England area. Lisa Benotti serves as Paradigm's New England area account representative, while Oscar Diaz is area director.

Michelle was previously a Manager at UHY Advisors and brings with her more than 25 years of property tax experience. She has worked extensively in both real and personal property tax valuation and compliance, as well as negotiating tax credits & incentives for a broad array of properties ranging from small retailers to large manufacturing and complex industrial properties.

Paradigm Tax Group is pleased to announce that Adam Goldberg has joined the firm as an Account Representative. Supporting both our Simi Valley and San Diego offices, Adam will be responsible for Paradigm's marketing and business development efforts throughout Southern California.

Adam brings to Paradigm a background that includes multi-family investment sales as a broker with Marcus & Millichap where he was recognized by the company as a Pace Setter and Commercial Realty Rookie of the Year. Adam also placed over $40 million dollars in commercial real estate financing as a mortgage broker with Commercial Realty Consultants, and was a principal at The Peterberg Companies, a commercial real estate construction, brokerage and financing firm.

With his strong experience in commercial real estate brokerage, mortgage, construction and financing, Adam will combine his unique passion, commitment and work ethic, with his business development and property tax minimization objectives to enhance the Paradigm Tax Group brand across Southern California.

Malia most recently was with the Oakland office of Thomson Reuters property tax and prior to that, Deloitte property tax. And as Paradigm's National Practice continues to thrive and grow, Malia represents another significant and progressive addition to our network of top notch consultants.

Thomas Caraffa has joined Paradigm Tax Group as a Marketing Analyst in Paradigm's St. Louis, MO office. Tom will be responsible for continuing the development of Paradigm's brand through the integration and publishing of numerous electronic marketing resources. Working under the direction of our National Sales Leader, Tom will coordinate corporate marketing strategies and analyze business development opportunities for our growing team of Account Representatives and Managing Consultants. Tom graduated from Missouri State University with a Masters of Business Administration and previously worked for an information technology security firm.


Georgia

Have your property taxes continued to increase while your property's value continues to fall? Even though property values are dropping, the taxes on property are continuing to rise. 2009 was a critical year for Georgia taxpayers to establish their fair market value. Unfortunately, few taxpayers did, resulting in no property tax assessment reductions by the county and increased tax bills due to skyrocketing millage rates. (e.g., Gwinnett County, increased its millage rate by 21%.)

The county assessments may remain tied to 2007/08 prices, but the newspaper headlines tell a different story. "Atlanta home prices fall 4.8 percent" in 2007, reports the Atlanta Journal-Constitution. "Atlanta home values drop sharply since last summer," says Creative Loafing. These artificial assessment increases are the county government and school system's way of increasing your property tax liability without holding a public vote of the county commission or school board to increase your value base. Given the declining market values and increasing millage rates, the county does not appear to consider the performance of the real estate market in determining your tax liability as these are back-door tax increases.

The Atlanta Journal Constitution (ajc.com) running for eight consecutive days entitled "Why you're paying too much in property taxes." The articles stress inequalities between the stated and true fair market values; this is inequality is even greater among commercial and industrial valuations. According to the National Tax Payers Union, as much as 60% of the taxable property in the U.S. is over assessed.

While one may not correct the 2009 inequities in cases where the appeal rights have expired, we would urge taxpayers to file returns proactively asserting the proper values prior to the April 1 return deadline. If relying on the county Tax Assessor's office to correctly assess values in 2009 was fruitless, relying upon them to do so in 2010 would be insane. Even if your property is assessed at less than market value, you could still be eligible for a property tax reduction due to an inequitable assessment. It is critical to retain professional help to make sure the returns are properly filed and that appropriate analysis is completed to establish a proper and defensible value.

Paradigm Tax Group's entire team of Directors, Managing Consultants and Business Development professionals once again met at the prestigious Tubac Golf Resort and Spa in Tubac, Arizona. The biennial meeting serves the firm and in turn its clients, by providing regional property tax updates, numerous workshops and the sharing of best practices. Presentations included new approaches to obtaining property tax reductions via the Income Capitalization Approach, accelerating depreciation in a down market and discussions of the latest marketing methods used by our Business Development Group.

According to Eastern Region Director, Oscar Diaz, "It is imperative for such an excellent group of professionals to get together and share ideas and experiences. Paradigm is known for its local expertise, while at the same time sharing ideas and experiences amongst each other on a personal level allows our firm a certain uniformity and national perspective."

Paradigm Tax Group has seen marked growth since our last firm wide meeting in January 2008. As stated by Central Region Director, Bob Dunlap, "It is of the utmost importance to get the team together, introduce new professionals, share a meal and spend a little down time getting to know each other on more than just a professional level."

Kaitlyn Marchek joins Paradigm Tax Group's Philadelphia practice.

Paradigm Tax Group is pleased to announce that Kaitlyn Marchek has joined our firm as an Associate Managing Consultant in our Philadelphia, Pennsylvania office. Kait is a graduate of Penn State University, State College, Pennsylvania and has a background in business development.

Kate joins our Managing Consultants, Jack Nash and Kurt Lieberman along with our Business Development Representative, David Munroe in the Philadelphia office. Myrtle Faucett joins Paradigm Tax Group to open new San Antonio, TX office.

Paradigm Tax Group is pleased to announce that Myrtle Faucett has joined our firm as a Managing Consultant in our Texas Practice. Myrtle comes from a diverse property tax background having served as a property tax appraiser with Tarrant and Johnson Counties in Texas along with many of years of experience on the consulting side of the business with First American and Assessment Technologies.

Myrtle will operate from our new San Antonio office where she will have responsibility for expanding our presence in the Central Texas corridor. She will be working closely with our Dallas and Houston offices to widen the Paradigm footprint in one of our most dynamic markets. Welcome Myrtle!

Ken Groesbeck has joined Paradigm's Pacific Northwest Practice as a Managing Consultant in the Seattle office. Ken has myriad experience in the property tax industry having most recently handled complex industrial and centrally assessed property valuation for the Idaho State Tax Commission. Prior to that he held management level positions with Real Estate Tax Services/Deloitte/Thomson Property Tax Group for over 15 years. Moreover, Ken had his own property tax consulting company for a period of time. He has extensive valuation, client management and property tax appeal experience over his career and we are extremely excited about the expertise and professionalism he brings to the position. Ken will be working with Pat Howard, Jim Buechler and Dale Farnworth on account administration, business development and appeal work in the Pacific Northwest Jurisdictions.

Paradigm Tax Group is pleased to announce that Bernice Dowell has joined our practice as a Managing Consultant working out of our Washington, D.C. office. Bernice enjoys a reputation as one of the nation's leading property tax consultants to the hospitality industry where she specializes in all types of hotels, resorts, golf courses and country clubs. With more than seventeen years of national hospitality asset valuation experience, her particular area of excellence is in accurately separating a property's business value from its real estate value for property tax minimization and transfer tax purposes. Bernice is the author of a research paper entitled, "Hotel Investment Analysis: In Search of Business Value" and her work entitled, "Removing Intangible Assets and Rights From the Appraisal Unit" was quoted in California's State Board of Equalization Assessor's Handbook. She has also been a regular contributor to several industry journals including Assessment Journal and Journal of Property Tax Management. Prior to joining Paradigm, Bernice was the former Director of Property Tax for Host Marriott Corporation and for ClubCorp USA. She was also a Senior Manager with KPMG's national property tax practice and most recently, she was the owner of Cynsur, LLC, a company that provided pricing analyses for hotel acquisitions.

As Paradigm's Lead Managing Consultant for our Pacific Northwest Practice, Pat brings over 15 years of experience and expertise in the property tax industry along with 5 years as a fee appraiser and several years of asset review work in the banking industry.

Pat most recently headed the Seattle office of Thomson Reuters. Previously he also worked for Assessment Technologies and Deloitte's national property tax practice.

Leilani Lobo joined Paradigm Tax Group on August 17 from PricewaterhouseCoopers LLP's Northern California property tax practice. She specializes in both personal and real property tax services. Leilani's experience has included the creation and management of fixed asset databases; preparation of multi-state personal property tax returns; audit defense; assessment appeal valuation; calculation of tax projections for local and national clients. Leilani has served clients in the following industries: high tech, biopharmaceutical, hotel, entertainment, retail, banking, transportation, property management, retail, and personnel services.

Leilani earned her Bachelor of Science in Business Administration, with an emphasis in Accounting, from the University of San Francisco. She is a CMI with the Institute for Professionals in Taxation. She also participates in seminars organized by the Society of Auditor-Appraisers.

Leilani and colleague Alan Schultz will be part of Paradigm's Silicon Valley office in San Jose, California.

Paradigm Tax Group is pleased to announce the addition of Jordan Berg to the Firm. Jordan joins us as an Account Representative based in the San Francisco office. He brings to the PTG eight years of commercial real estate business development experience. With a particular emphasis on retail projects, his responsibilities have included land acquisition and joint venture transactions. He has developed established relationships with tenants, brokers, land owners and city development directors in both northern and southern California and Arizona. Most recently, Jordan was President of Berg Enterprises where he was responsible for raising capital to syndicate commercial real estate development projects. The entire team of PTG professionals gathered this January at the prestigious Tubac Resort in Tubac, Arizona.  The meeting served to provide the firm’s team with pertinent regional property tax updates and included various speakers and workshops.  According to Paradigm Director, Oscar Diaz, “Given the growth and evolution of our firm since its separation from KPMG in November 2004, we saw a need for our professionals to assemble together to put a name with a face, rekindle relationships and share best practices.  Because we are national in scope it is very important for our people who communicate frequently via telephone and email to get together, share a meal, share time and most of all share ideas and experiences.  This will go a long way toward enhancing an already cohesive team which will go far in serving our client’s needs.”

According to Ramsey Jabro, CFO, “a website is a vital part of any business as far as a marketing tool and a point of information for both clients and prospects.” Paradigm Tax Group’s website is a work in progress and look to it frequently for information and updates.

Paradigm Tax Group is proud to announce our one year anniversary. On November 19, 2004 we began operation as a full service property tax consulting firm. Paradigm Tax Group is comprised some 70 individuals located in 18 offices. It is the former national property tax practice of KPMG, LLP.
