Our Appeals Process

Paradigm’s Real and/or Personal Property Tax Review and Appeal Services are performed by our own consultants who are primarily certified appraisers and former tax assessors. These experts work on behalf of the client and are experienced in performing annual assessment reviews, filing, and presenting tax appeal cases to local tax assessors and assessment boards. The following process provides a brief overview of the primary steps and phases that Paradigm’s Managing Consultants will follow for Real and/or Personal Property Tax Assessment Review and Appeal Services.

Strategic
Planning

During the first phase of our appeal process, a local tax expert will review your entire portfolio or the properties in question and establish a benchmarking analysis to determine where best to find savings opportunities. This planning step also includes establishing a heat map of your tax appeal opportunities and building a status report that will be updated throughout the appeal cycle.

Initiation
 

Once your dedicated expert begins the initiation phase of our tax appeal process, we will work to establish target values of your properties and create a matrix that maps out savings opportunities within each parcel. Your parcels will be uploaded into our proprietary Portfolio Management Database, Ascend, that was created specifically to streamline the appeal process for large national portfolios. The cloud-based software application provides our clients with a secure way to view their appeal data in real time, along with any other reporting needed across their entire portfolios.

Data
Collection

As we establish data needs and timelines for your appeals, we will be able to identify any holes in our current set of data that need to be filled, as well as finalize our assessment approach to ensure your appeal is finalized in a thorough and timely fashion as some deadlines are set for only 15 days after receiving your property’s assessment.

Due
Diligence

During the due diligence phase of our appeal process, our team will finalize the target values of your parcels and the matrix which outlines all savings opportunities available, as well as assign your appeals and deliver the appeal packet which will inform you of all measures being taken to save money on your assessments.

Execution
 

While our team works to execute your property tax appeals, we will conduct preliminary discussions with necessary local and national assessors to ensure an optimal outcome for your appeals. Once preliminary discussions are complete, our team will conduct all informal and formal appeals on your behalf, providing you regular status reports as needed, with real time data available for your viewing in our Ascend platform.

Closeout
 

Once appeals have been filed and our team has been informed of the status of your parcel’s final value, our team will deliver your updated appeal status reports and break down the final assessments for you by parcel. The completion of our appeal process also comes with a final closing report that will be sent directly to you and uploaded to Ascend. As we value our clients and their feedback, we will also deliver opinion surveys.
